Florida’s Building Code 25% Replacement Rule

What is Florida’s Building Code 25% Replacement Rule?  The State of Florida has a unique code related to the replacement or recovering of repairs and certain sections of roofs of the existing rooftops which have been damaged from the following:

  • Trees
  • Severe Winds
  • Thunderstorms
  • Fire
  • Hail

The Building Code is pertaining to the repairs, replacement and recovering of roofs statement in Chapter 7 (Alterations Level 1), Section 708.1.1 of the 5th Edition of the Florida Building Code (2014)

As clearly mentioned the rule appears  as follows:

“Not more than 25% of the total roof area or roof section of any existing building or structure shall be repaired, replaced or recovered in any 12 month period unless the entire roofing system or roof section conforms to requirements of this code.”
